Senior Property Accountant

OVERVIEW:

Reserve Capital Management is a leading real estate development and management firm with diverse commercial properties. We are committed to excellence in property management and financial stewardship. We are currently seeking a dedicated Senior Property Accountant to join our team.

KEY RESPONSIBILITIES:

  • Assist in preparing monthly, quarterly, and annual financial statements for commercial properties, including income statements, balance sheets, and cash flow statements.
  • Ensure the accuracy and completeness of financial data and records.
  • Enter invoices accurately into Yardi’s accounts payable module. Code and process invoices in Yardi, ensuring proper allocation and approval.
  • Support accounts payable processes by reviewing invoices, processing payments, and maintaining vendor relationships.
  • Deposit tenant cash payments into Yardi, our property management software. Apply customer payments in Yardi’s accounts receivable module, rent adjustment.
  • Assist with accounts receivable tasks, including rent collections, tenant billing, and CAM reconciliations.
  • Perform daily bank activity booking by journalizing entries in Yardi.
  • Conduct monthly bank reconciliations to ensure accuracy and identify any discrepancies.
  • Prepare journal entries for mortgage accruals, taxes, insurance, and any accrued expenses.
  • Assist in the timely and accurate recording of financial transactions related to property management operations.
  • Assist in financial audits and reconciliations to ensure data accuracy and compliance.
  • Collaborate with accountants or managers to resolve discrepancies.
  • Support the property tax assessment process, sales tax and ensure compliance with local tax regulations.
  • Assist in preparing and submitting necessary tax documentation.
  • Assist in providing basic financial analysis and reports to Controller and property managers.
  • Maintain organized and detailed financial records and documentation for audit and reporting purposes.
  • Collaborate effectively with property managers, owners, and other team members on financial matters.

QUALIFICATIONS

  • Bachelor’s degree in Accounting, Finance, or related field highly preferred.
  • Minimum of 4 years of experience in accounting, required in commercial real estate.
  • Proficiency in accounting software (3 years of Yardi) and Microsoft Excel are required.

Senior Analyst – Commercial Real Estate

OVERVIEW:

The Senior Analyst for Commercial Real Estate performs advanced underwriting, detailed due diligence, and comprehensive financial analysis to support real estate transactions, including acquisitions, dispositions, and developments. The role demands exceptional analytical skills, a deep understanding of market trends, and the ability to identify risks and opportunities in commercial real estate investments.

KEY RESPONSIBILITIES:

UNDERWRITING AND FINANCIAL MODELING

  • Develop and maintain detailed financial models, incorporating income and expense projections, debt structures, and return metrics such as IRR, NPV, and cash-on-cash returns.
  • Evaluate potential investments by analyzing financial performance, lease terms, and market conditions.
  • Prepare sensitivity analyses to assess the impact of market and financial variables.

DUE DILIGENCE

  • Coordinate all aspects of the due diligence process, ensuring compliance with internal standards and timelines.
  • Review and abstract legal documents, including purchase agreements, loan documents, and tenant leases.
  • Facilitate entity formation, including drafting and filing legal documents for single-purpose entities (SPEs) as required.
  • Manage banking and financial account setup for transaction-specific entities.
  • Prepare and manage comprehensive closing checklists, ensuring all documentation, approvals, and requirements are satisfied before closing.
  • Oversee property-level information collection and verification.
  • Verify rent rolls, tenant estoppels, and operating expense reconciliations for accuracy and alignment with underwriting assumptions.

MARKET RESEARCH AND ANALYSIS

  • Analyze in-depth local and regional market trends, including supply-demand dynamics, comparable sales, and economic indicators.
  • Identify emerging trends and potential risks within specific submarkets to guide investment strategies.

INVESTMENT PRESENTATION AND REPORTING

  • Prepare detailed investment memos summarizing key findings, financial metrics, and recommendations for internal and external stakeholders.
  • Present findings to senior leadership, highlighting risks, opportunities, and the strategic fit of proposed investments.

RISK ASSESSMENT AND MITIGATION

  • Identify and quantify property operations, financing, and market conditions risks.
  • Propose actionable strategies to mitigate potential risks and enhance investment performance.

COLLABORATION AND STAKEHOLDER COORDINATION

  • Work closely with acquisition teams, brokers, lenders, and third-party consultants to gather necessary information and execute transactions efficiently.
  • Collaborate with internal teams, including development, finance, and legal, to align underwriting assumptions with business goals.

PROCESS IMPROVEMENT

  • Streamline underwriting and reporting processes by developing templates, tools, and best practices.
  • Stay informed of industry developments, software innovations, and new methodologies to enhance efficiency and accuracy in financial analyses.

QUALIFICATIONS

  • Bachelor’s degree in Finance, Real Estate, Business Administration, or a related field (Master’s degree preferred).
  • Minimum of 2 years of experience in commercial real estate, focusing on underwriting or investment analysis.
  • Proficiency in financial modeling and advanced Excel skills.
  • Experience with Argus software required.
  • Strong understanding of real estate fundamentals, including leases, debt structures, and valuation techniques.
  • Excellent written and verbal communication skills.
  • Detail-oriented with exceptional analytical and problem-solving abilities.
  • Experience with additional real estate software tools (e.g., CoStar, Yardi) is a plus.

Entry Level Property Administrator – Industrial Portfolio

OVERVIEW:

KEY RESPONSIBILITIES:

  • Assist with the daily operations of multiple industrial properties
  • Communicate with tenants, handle service requests, and provide administrative support
  • Coordinate with vendors and contractors for property maintenance

Building Engineer

OVERVIEW:

The primary responsibility will be to provide building engineering and general maintenance services of approximately 350,000 square feet in an office environment. This is an excellent opportunity for a motivated self-starter possessing a service attitude, and the ability to manage a diverse workload.

KEY RESPONSIBILITIES:

  • Be responsible for day-to-day building operations, including responding to tenant requests and performing repairs and maintenance of building systems.
  • Maintain positive communication with building tenants. Evaluate, prioritize, respond, and follow up on tenants’ requests and problems.
  • Perform repairs and adjustments to all building systems, including HVAC, plumbing, mechanical, electrical, and finishes.
  • Inspect and maintain the building’s overall appearance.
  • Direct and coordinate subcontractor activity for maintenance, repairs, tenant improvements, and capital projects.
  • Must be able to communicate effectively with team members and client representatives.
  • Knowledge of the IMPAK tenant portal system preferred.
  • Work in a safety-conscious environment.
  • Have a proven record of excellent internal and external customer service.
  • Provide weekly written operations reports.
  • Use best practices.

QUALIFICATIONS:

  • 4+ years’ experience in a commercial building environment.
  • HVAC, BAS, DDC/electrical controls, plumbing, and general maintenance.
  • Physical Condition – Ability to stoop, stand, climb, frequently lift up to 50 pounds of equipment (pumps, tools, ladders).
  • Computer Skills – Proficiency in Word, Excel, Windows, and Energy Management System.
  • Review building drawings (architectural, mechanical, electrical, plumbing).
Property Manager

OVERVIEW:

We are seeking an experienced property manager to manage an office portfolio of approximately 600,000 square feet in Texas. This is a full-time position, with an excellent benefit package and an attractive salary.

KEY RESPONSIBILITIES:

  • Work directly with the director of property management on maintaining the highest level of service and quality for the portfolio, employee staff, and clients.
  • Perform, provide, and foster positive working relationships with tenants, maintaining open communication.
  • Review and abstract leases to determine tenant and landlord responsibilities for new and existing tenants. Ensure tenants are abiding by lease covenants. Ensure the landlord meets all responsibilities outlined in the lease. Respond to landlord and tenant concerns and provide problem resolution.
  • Ensure compliance with property management policies and procedures, codes, regulations, and governmental agency directives. Ensure the safety and security of tenants, vendors, and the general public accessing the managed properties.
  • Assist in all administrative, financial, and operations aspects of the portfolio. Perform a monthly review of operating statements, variance reporting, and quarterly reporting of the portfolio.
  • Prepare annual budgets, operating-expense escalations, and reconciliations.
  • Use a proactive approach to minimize operating expenses, especially costs ensuring fiscal responsibility by establishing and meeting budgets.
  • Review and approve accounts payable and miscellaneous tenant billings. Oversee receivables. Monitor the aging report. Ensure the timely receipt of tenants’ obligations, including rent, security deposits, and insurance certifications.
  • Assist the construction manager as a contractor/tenant liaison with tenant improvement projects and extensive capital improvements.
  • Supervise, train, schedule, and evaluate of all on-site personnel, with emphasis on efficiency and quality service.
  • Suggest and establish new processes and practices that will help bring additional efficiencies to the organization and maximize the profitability of each center.

QUALIFICATIONS:

  • Minimum of five years’ experience managing Class A office buildings.
  • Bachelor’s degree or equivalent work experience.
  • Exceptional organizational skills and verbal and written communication skills.
  • Ability to work in a fast-paced environment, manage multiple projects simultaneously, and multitask effectively.
  • Acute attention to detail and accuracy with a high standard of excellence.
  • Exemplary leadership and problem-solving skills.
  • Working knowledge of lease administration, with the ability to accurately interpret terms and conditions of leases.
  • Strong proficiency with property management/accounting software, Excel, and other Windows applications.
  • In-depth knowledge of financial planning, budgeting, and operational performance.
  • RPA or CPM or in the process of working toward certification.
  • Demonstrated track record of academic success, extracurricular involvement and leadership.
